4PH Calculator: Eligibility and Monthly Payment
Last updated: 2026-10-08
The Expanded 4PH (Pambansang Pabahay para sa Pilipino) program lets qualified Pag-IBIG members buy a socialized house and lot or condo at a 3% interest rate. Answer five questions to see if you likely qualify, then estimate your monthly payment. Nothing you enter is saved or sent anywhere.
Rules as reported in October 2026. Sources disagree on some details, so confirm with Pag-IBIG before you apply. This is an estimate, not a loan approval. For the full explanation, read our 4PH housing program guide.

Frequently asked questions
Who qualifies for the 4PH program?
First-time homebuyers who are active Pag-IBIG members, 65 or younger when they apply, and who earn at or below about ₱47,856 a month in Metro Manila or ₱34,686 outside it, as reported in October 2026. OFWs qualify regardless of income. Confirm the current rules with Pag-IBIG.
What is the 4PH interest rate?
Pag-IBIG reports a 3% rate for socialized housing under the Expanded 4PH, subsidized for the first 5 years (10 years for the first 30,000 borrowers under its early-bird offer). After that the loan reprices.
How much is the monthly payment for a ₱950,000 house under 4PH?
About ₱4,005 a month at 3% over 30 years with no down payment, principal and interest only. Insurance is added on top.
Can I use 4PH for any house or condo?
No. Only units in DHSUD-accredited 4PH projects, priced up to ₱950,000 for a house and lot or ₱1,800,000 for a condo. Lot-only purchases aren't covered.
Is this calculator's result a loan approval?
No. It's an estimate from publicly reported rules. Pag-IBIG decides eligibility and the loan amount after checking your documents, income and the project.
