For buyers and renters

Does LupaAtBahay charge buyers or handle payments?

No. Browsing and inquiring are free, and we never collect payments or reservation fees. Any agreement is made directly between you and the seller, so inspect the property and verify its documents before paying anything.

Can I list my property on LupaAtBahay?

Yes, and listing is free — no fees, subscription or commission. Real estate agents, agencies and private owners can sign up and submit listings with photos, price and location. Our team reviews each listing before it's published.

What's the difference between a titled lot and a rights-only lot?

A titled lot has a Transfer Certificate of Title (TCT) or Original Certificate of Title (OCT) registered with the Registry of Deeds, so ownership is clear and it can be transferred or used as loan collateral. A rights-only lot (often sold with a tax declaration or barangay certification) usually costs less, but it's harder to title later and banks and Pag-IBIG generally won't finance it. Always ask which one you're buying.

How do I contact a seller on LupaAtBahay?

Open any listing and use the "Contact about this property" form. Your message goes directly to the agent or owner, who replies to you by email or phone. You don't need an account to send an inquiry.

Which areas does LupaAtBahay cover?

Zambales, Bataan, Tarlac and Pampanga in Central Luzon, including Subic, Olongapo, Morong, Balanga, Angeles City, Clark, San Fernando and Tarlac City.

What does "house and lot" (lupa at bahay) mean?

A house and lot -- lupa at bahay in Tagalog -- is a residential property where the house and the land it sits on are sold and titled together as one property, usually under a single Transfer Certificate of Title (TCT). That's different from a condo unit, where you don't own land directly, or a bare lot with no house built yet.

For agents and property owners

Is listing on LupaAtBahay really free?

Yes. There's no listing fee, no subscription and no commission. You don't need a credit card to sign up, and every feature in the agent and owner dashboard is included free.

Do you take a commission when my property sells?

No. LupaAtBahay never takes a commission and never handles payments. The buyer contacts you directly and any deal is between you and them.

How many properties can I list?

As many as you want. There's no listing limit. Each listing can have up to 20 photos and a YouTube video.

Can I list my own property without an agent?

Yes. Choose "Property Owner" when you sign up. Owners get the same free tools as agents: listings, the lead inbox and a public profile page.

How long before my listing goes live?

Our team reviews every new listing before it's published to keep out fake and duplicate posts. Once approved, it appears in search, on its city and property-type pages, and on your profile.

How do buyers contact me?

Buyers send an inquiry from your listing or your profile page. It lands in your lead inbox with their name and contact details, and they don't need an account to send it.

What kinds of property can I list?

Residential homes (houses, townhouses, condos), land and lots, and commercial property, for sale, for rent, rent-to-own or pre-selling, anywhere in Zambales, Bataan, Tarlac and Pampanga.

Are you adding more provinces?

Yes. Today our search pages and buyers are focused on Zambales, Bataan, Tarlac and Pampanga, and we're opening more provinces and cities soon. Sign up free now so your profile and listings are ready when your area launches.

How do I get the Verified badge?
