Privacy Policy

This policy explains how LupaAtBahay (https://lupaatbahay.com) handles personal information, in line with the Data Privacy Act of 2012 (Republic Act No. 10173) and its implementing rules.

What we collect

• Inquiries: your name, email address, optional phone number, and message when you contact a seller about a property or through their profile. No account is required.
• Email updates: your email address, when you subscribe to our new-listing and guide emails. We send a confirmation email first and only start sending once you click it. Every email has an unsubscribe link, and we store when and how you agreed.
• Accounts: your name, email address and password (stored only in hashed form) when you sign up as a buyer, private seller or agency.
• Seller profiles and listings: the information sellers choose to publish, such as profile and cover photos, agency name, bio, credentials, phone number, and listing details, photos and location.
• Saved properties: the listings you favorite while logged in.
• Technical data: standard server logs, usage analytics (through Google Tag Manager, when enabled), and error reports that help us fix bugs. An unfinished listing draft is kept in your own browser's local storage and isn't sent to us until you submit it.
• Our Android and iOS app: if you allow notifications, a push notification token for your device, linked to your account while you're logged in, so we can alert you (for example, when a buyer sends you an inquiry). It is deleted when you log out. The app does not access your location, contacts or files beyond photos you choose to upload.

How we use it

• To deliver your inquiry to the agent or owner of the property you asked about.
• To create and secure your account, and to show sellers' public profiles and listings.
• To review listings before they go live and to prevent fraud and abuse.
• To send the new-listing and guide emails you subscribed to.
• To understand how the site is used and to fix problems.

We don't sell your personal information, and we don't use it for third-party advertising.

Who we share it with

• The seller you contact. Your inquiry, including your contact details, is shared with that listing's agent or owner so they can reply. They handle it under their own responsibility as a separate personal information controller.
• Service providers who host and operate the site for us (database, file storage, analytics and error tracking, and Google Firebase Cloud Messaging to deliver app notifications), under obligations to protect it.
• Authorities, when required by law.

How long we keep it

Inquiries and account data are kept while your account or the related listing is active, and for a reasonable period after that for dispute resolution and legal compliance. After that, we delete or anonymize them. You can ask us to delete your data sooner (see below).

Your rights

Under the Data Privacy Act you have the right to be informed, to access, to object, to correct, to have your data erased or blocked, to data portability, and to claim damages. You can also file a complaint with the National Privacy Commission. To exercise any of these rights, contact us through [email protected].

Deleting your account

To delete your LupaAtBahay account and its data, email [email protected] from the address you signed up with and ask for account deletion. We delete your account, profile, saved properties and app notification tokens within 30 days, and remove your listings from the site. Inquiries you already sent stay with the seller you contacted, since they hold their own copy. We may keep limited records where the law requires it.

Security

We use encrypted connections (HTTPS), hashed passwords, and database access rules so that each user can only reach the data they are allowed to see. No system is perfectly secure. If a breach affects your personal information, we will notify you and the National Privacy Commission as the law requires.
