How the computation works

For a raw lot, the total contract price (TCP) is the lot area times the price per square meter. For example, a 150 sqm lot at ₱8,000/sqm comes out to ₱1,200,000. Subtracting a ₱10,000 reservation fee leaves a balance of ₱1,190,000. A 12% cash-payment tier brings down a further ₱144,000, for a resulting balance of ₱1,046,000. Spread over 5 years at 0% interest, the balance of ₱1,190,000 works out to about ₱19,833 a month.

Before you use this with a buyer

  • This is a standalone estimator. It isn't tied to any saved listing -- type in the actual numbers for the unit you're discussing.
  • Confirm the developer's real terms. Reservation fees, cash-tier percentages and windows, and installment terms vary by project -- use this to illustrate the math, not as a binding quote.
  • Need a bank or Pag-IBIG loan estimate instead of an in-house installment? Use the Pag-IBIG & bank loan calculator.

Frequently asked questions

How is the total contract price computed for a raw lot?

Multiply the lot area in square meters by the developer's price per square meter. For example, a 150 sqm lot at ₱8,000/sqm comes out to ₱1,200,000. For a house-and-lot or condo, the seller usually quotes the total contract price directly -- use the other tab and type it in.

What is the reservation fee for?

It's a deposit paid to hold the unit, and it's subtracted from the total contract price to get the balance the buyer still owes. It's usually non-refundable if the buyer backs out, though terms vary by developer.

What do the cash payment percentages mean?

Developers often discount the balance for buyers who pay a lump sum within a set window -- for example 12% down within 30 days, 10% within 6 months, or 5% within 12 months. Each tier reduces the remaining balance before whatever's left is spread into installments.

How is the monthly installment computed?

The remaining balance is divided over the installment term. At 0% interest (common for short in-house terms) it's a flat even split; with interest, it uses the standard amortization formula also used by the Pag-IBIG & bank loan calculator.

Is this tied to a real property listing?

No -- it's a standalone calculator. Type in any lot's numbers, or share this page's link with a buyer and walk through it live. Nothing you enter is saved.
