By using LupaAtBahay, you agree to these terms. If you don't agree, please don't use the site.

What LupaAtBahay is

LupaAtBahay is a listing platform that connects property seekers with agents and owners. We are not a party to any sale, lease or reservation, we don't act as anyone's broker or agent, and we don't collect or hold payments. Any agreement is made directly between you and the seller.

Listings

• Listings are written by sellers. We review them before they go live, but we can't guarantee that every detail (price, size, availability, ownership) is accurate or current.
• Always inspect the property, verify the title or other ownership documents with the Registry of Deeds or the proper office, and confirm the seller's authority before paying anything.
• Real estate brokers and salespersons are responsible for holding a valid PRC license and following the Real Estate Service Act (RA 9646) and its rules.

If you list property

• You must own the property or be authorized to market it, and your listing must be truthful.
• You may only upload photos and videos you have the right to use. By uploading, you let us display them on the site and in search and social previews of your listing.
• You must handle the inquiries you receive in line with the Data Privacy Act, and use them only to respond about your listing.
• We may edit, reject, unpublish or remove listings and accounts that are misleading, duplicate, fraudulent, or break these terms.

Acceptable use

Don't scrape the site in bulk, send spam through inquiry forms, impersonate others, or try to access accounts or data that aren't yours.

Liability

The site is provided “as is.” To the extent the law allows, LupaAtBahay isn't liable for losses arising from listings, from dealings between users, or from the site being unavailable.
